On the eve of the National "Two Sessions," the first China Real Estate Think Tank Salon, co-initiated by the China Real Estate Association and Xinhua News Agency's China Economic Information Service, was held in Beijing. The theme of this salon was "Reduce Waste, Save Resources, Promote Green Development of the Housing Industry." Experts and executives from renowned enterprises in real estate development, planning and design, building materials and components, and decoration gathered to discuss issues such as advancing supply-side energy conservation and emission reduction, green production in the real estate industry, and improving the quality and efficiency of housing industry development.

Feng Jun, Vice President and Secretary-General of the China Real Estate Association, believes that as urban development enters a new era and resource and environmental constraints continue to intensify, it is an inevitable trend for the real estate industry to transform its traditional production methods, improve investment efficiency, and enhance product quality and performance. However, it is noteworthy that resource waste in the construction sector remains severe. Several enterprise executives agreed, noting that on one hand, due to slow improvements in construction technology and high reliance on traditional construction methods—mainly manual labor by migrant workers—resource waste during the construction phase is significant. On the other hand, a large proportion of housing is delivered as roughcast, and much resource waste occurs during decoration and maintenance. Currently, achieving housing industrialization and building industrialization is seen as a necessary path to save resources and reduce waste.

Huang Kai, Deputy General Manager of Vanke's Beijing Regional Headquarters, stated that housing industrialization can significantly improve building quality, increase production efficiency, and reduce manual labor. Song Hui, General Manager of Yuanda Residential Industry (Beijing) Co., Ltd., said that compared with traditional construction models, building a 100-square-meter residential unit using industrialized methods achieves comprehensive energy savings throughout the entire cycle from civil construction to fine decoration delivery, equivalent to using 5 tons less of various building materials.

In the view of Chen Yin, Executive Director and Chief Technology Officer of Modern Land (China) Co., Ltd., extending the service life of buildings is the greatest energy conservation and environmental protection. He suggested that public buildings should be developed according to the "century housing" standard. Liu Dongwei, Executive Chief Architect of the China Institute of Building Standard Design & Research, agreed, stating that "China's real estate construction model should shift from traditional large-scale demolition and construction to focusing on long-term quality and efficiency," with efforts to improve the service life and durability of building structures, while vigorously promoting prefabricated fully decorated housing delivery, making indoor pipeline equipment easy to replace and maintain. Pipelines should not be buried in the concrete of the main building structure to avoid damage to the main structure from multiple rounds of renovation later.

It is understood that substandard quality of building components is also an important cause of resource waste in later maintenance. Li Zhongren, General Manager of Jiangsu Kailun Building Materials Co., Ltd., stated that refinement of traditional building components is an important foundation for reducing construction waste. He suggested establishing an open information platform to give consumers and the public more right to know and recourse. Xu Meng, Marketing Center Director of Beijing Oriental Yuhong Waterproof Technology Co., Ltd., said that on the manufacturing side, efforts should be increased to eliminate outdated production capacity; on the user side, penalties for using counterfeit, shoddy, or non-standard products should be strengthened.

Wu Weiping, Chairman of Shandong Airpower Energy-saving Equipment Co., Ltd. and Qingdao Airpower New Energy Technology Co., Ltd., introduced the development status of passive houses in Germany and elsewhere. Combining the progress his company has made in learning German air-source heat pump technology, he emphasized: "The advantage of air-source heat pumps lies not only in cost savings but also in improving residential heating comfort, which traditional equipment like air conditioners cannot match."

Qiu Huacheng, Chairman of Xinlei Mining Development Co., Ltd., and Li Chonghui, Executive Vice President of Taxing Group, spoke successively on building stone. They emphasized that compared to floor tiles that require high-temperature firing, decorative stone only requires cutting costs, with very low energy consumption—less than one-tenth that of floor tiles. It is a typical green, low-carbon, environmentally friendly building material. However, due to individual news reports in previous years about radioactivity in stone, society has great concerns and misunderstandings about stone decoration, resulting in stone's current market share being less than one-tenth that of floor tiles. The entire industry very much hopes to leverage its energy-saving and environmental advantages to participate in the development of green buildings.

Finally, Feng Jun suggested that the industry could explore upgrading the current "warranty period" to a "guarantee period," providing advance compensation to consumers when problems arise with housing equipment.
